Hawthorne Wood Flooring is a hardwood flooring company serving Hawthorne, CA and the surrounding South Bay and South Los Angeles communities. We have more than 20 years of experience sanding, repairing and installing wood floors, and most of that time has been spent in the kind of houses this area is full of: mid-century homes with oak under the carpet, duplexes and fourplexes that turn over between tenants, and condos where the neighbor below hears every step.

We are a floor company first, which means we care about what happens under the surface as much as the finish on top. Most floor failures start with moisture or a weak subfloor, so that is where our work starts too.

Our Approach

Worker lowering a carton of oak flooring onto a row of acclimating cartons inside a Hawthorne house.

Before we price a floor, we look underneath it. We open and check the subfloor for soft sheathing and loose joists, and we measure moisture in the wood and in any concrete slab, writing the readings down before a board is ordered. When carpet comes up, we pull every staple and strip of tack and fill the holes before sanding, so the oak underneath comes back clean. On houses built before 1978 we work lead-safe, and we treat old tile and black mastic as a possible asbestos question before anything is scraped.

We also try to make the job easy to live through and easy to account for. Estimates and invoices are written and itemized, which matters to landlords and tenants settling a deposit, and stairs are priced per tread and riser. Finishes come from products legal to apply under the South Coast air district’s wood-coating limit. When water has damaged a floor, we trace it to the source and document it for your adjuster, and every household gets a written cure schedule showing when each room can be used again.

For rental owners, we plan around the turnover date rather than asking the calendar to wait for us, and we choose finishes that hold up to the next tenancy. In condos and upstairs units, we read the building’s rules before starting and pick an underlayment with the neighbor below in mind. None of this is complicated, but skipping any of it is how a good-looking floor becomes a callback.
